Becoming a HUD approved realtor isn’t difficult. In fact, some realtors complete HUD training just so they can save on the commission costs when buying HUD homes (it can be up to a 5% savings to bid on the home yourself). If you’re thinking of becoming a HUD approved realtor, here’s what you need to do:
1. Be a licensed real estate agent in any state.
2. Make sure your brokerage is HUD certified. If they are not, they can become certified by sending in a simple form to the necessary offices.
3. Complete any required training through your brokerage. Brokerages have different requirements for their agents. You may just need to be told some basic HUD information or you may be asked to watch a short informational video.
Once you’ve completed these steps, you’ll be given access to HUD properties and have the ability to bid on HUD auctions. Becoming a HUD approved real estate agent is that simple.

After reading the article titled “How to Become a HUD Approved Realtor®,” I felt it important to let HUD know that there is a difference between a Realtor® and a real estate agent. The first requirement for becoming a HUD-approved Realtor® is that one need only have an active real estate license. However, a real estate license alone does not make one a Realtor®. A real estate licensee must also join a local Realtor® association, pay fees and agree to abide by the Realtor® Code of Ethics before he or she can be called, or even use, the term “Realtor®” in conjunction with his or her name. This is a very important distinction of which many members of the pubic are not aware. The term “Realtor®” has unfortunately become a generic term, especially when used in the media. As a local Realtor® association, we have an obligation to report the facts correctly. A real estate licensee is not a Realtor® unless extra steps are taken. For HUD to properly publish a “HUD Approved Realtor®” list, HUD should verify that the agents on that list are, in fact, Realtors®.
